Who You Are...

As Development Manager, you will serve as the primary onsite representative, providing experienced leadership throughout the construction management and development process. This role builds and maintains positive, long-term partnerships with clients, general contractors, consultants, and other project stakeholders through principled leadership, sound business judgment, and consistent, accurate communication. The Development Manager ensures the Company's services remain aligned with the client's goals and expectations while providing oversight of project cost control, change management, and project-related issues. Depending on project needs, this role may also lead and develop one to two team members.

This Position...

Some examples of the work you might do includes:

• Serve as the dedicated onsite CYMCOR, a Limbach Company, representative and primary point of contact for the Client, Contractor, Consultants, and other key project stakeholders.
• Lead, mentor, and develop onsite team members, as applicable, while fostering a collaborative and solutions-oriented project environment.
• Communicate effectively with project stakeholders, attend and lead meetings, and present Company services, project information, and recommendations to both onsite and executive-level audiences.
• Act as a proactive liaison between the Client, Contractor, Consultants, and project team to facilitate communication, resolve issues, and maintain alignment with project goals.
• Manage the overall change management and cost control process, including project budget setup, buyout oversight, change management, analysis of potential change events, and recommendations in the best interest of the Client.
• Review Owner-Contractor Agreements and evaluate complex construction situations, providing recommendations related to contractual obligations, timely notifications, schedule impacts, unforeseen conditions, design issues, and other project risks.
• Lead weekly cost meetings with the Client and Project Team and provide clear, concise, and accurate project reporting and recommendations.
• Work collaboratively with diverse project teams to meet deadlines, identify solutions, and effectively deliver services within the defined project scope.
• Build and maintain positive, long-term relationships with key project stakeholders while representing the Company with integrity, professionalism, and sound business judgment.
• Identify and drive opportunities for continuous service, process, and project improvement.

What You Need...

• Bachelor's degree in Construction Management, Engineering, Business, or a related field, or equivalent combination of education and experience.
• Three (3) or more years of experience in commercial construction, construction management, project management, estimating, cost control, development, or a related field.
• Experience with project budgets, cost control, change management, and commercial construction processes.
• Strong written and verbal communication, organizational, analytical, and problem-solving skills.
• Ability to build effective relationships and work collaboratively with diverse teams and stakeholders.
• Demonstrated leadership, professionalism, sound judgment, and ability to work independently.
• Must have a valid driver's license.
• Must have a driving record compliant with the Company's policies and MVR requirements, and consent to ongoing driving record monitoring by the Company.
• Ability to travel up to 25% of the time.

Work Environment:

• This position operates primarily in a professional office environment and routinely utilizes standard office equipment, such as computers, phones, copiers, and filing cabinets.
• Work tasks regularly necessitate travel to local job sites, which means exposure to the conditions typically associated with a construction site.

Physical Demands:

• In performing the duties of this job, the incumbent is regularly required to talk, hear, perform repetitive motion, and possess an appropriate degree of both visual acuity and manual dexterity.
• This is considered a light work position, which means possible exertion of up to twenty (20) pounds of force occasionally, and/or up to ten (10) pounds of force frequently, and/or a negligible amount of force constantly to lift, carry, push, pull, or otherwise move objects.
