ABOUT THE ROLE

The Director of Capital Projects provides overall property oversight of engineering, maintenance and capital project operations at Hilton Phoenix at The Peak. This experienced leader will ensure the highest standards for engineering and maintenance while overseeing capital improvements, renovation projects, preventative maintenance, life-safety systems and construction initiatives.

This role blends project management, financial oversight, operational leadership and cross-functional collaboration. The Director of Capital Projects will work closely with the General Manager, Director of Operations, Engineering leadership, ownership, asset management, architects, designers, contractors and other stakeholders to ensure projects are delivered safely, on time, within budget and in alignment with brand and ownership objectives.

The ideal candidate is a hands-on, highly organized leader who understands hotel engineering and renovation projects and can effectively balance long-term capital planning with the day-to-day needs of a complex resort environment.

KEY RESPONSIBILITIES

Leadership & Team Management
* Provide visible, ongoing leadership to the hotel's Engineering team.
* Monitor team performance, project timelines, deliverables and budget adherence.
* Partner with the General Manager and Director of Operations in the preparation of hotel capital budgets.
* Participate in P&L reviews and provide insight into capital and maintenance expenses.
* Support the continued development and skill-building of Engineering team members.
* Lead regular communication meetings and one-on-one meetings with Engineering leadership.
* Ensure vendors and hotel teams maintain and improve the property's appearance, facilities and engineering operations.

Capital Projects & Renovations
* Support the planning, budgeting and execution oversight of hotel renovation and capital improvement projects.
* Develop scopes of work and obtain proposals for capital and maintenance projects.
* Partner with project management, ownership, asset management, operations, architects, designers and contractors to ensure project alignment.
* Maintain project schedules, budgets and documentation.
* Monitor projects through completion, ensuring quality, safety and adherence to established timelines.
* Identify capital needs necessary to maintain brand standards and preventative maintenance requirements.
* Read and interpret construction drawings and understand renovation workflows.

Engineering & Maintenance Operations
* Ensure facilities, furniture, fixtures and landscaping are maintained to the highest standards.
* Ensure engineering policies and standard operating procedures are established and followed.
* Oversee the performance and efficiency of building systems, utilities and equipment.
* Ensure preventive maintenance programs and hotel-wide inspections are completed consistently.
* Oversee maintenance programs for mechanical, electrical, HVAC, plumbing, fire, life-safety and other critical systems.
* Respond to escalated emergencies, safety hazards and natural disaster situations.
* Ensure hotel systems and IT/phone cabling are functioning consistently.

Financial Management & Compliance
* Track capital and maintenance expenses and monitor monthly spending.
* Support annual capital budgeting through data collection, organization and stakeholder coordination.
* Manage and negotiate service contracts to ensure competitive pricing and appropriate scheduling.
* Maintain accurate project documentation, progress reports, maintenance logs and equipment inventories.
* Proactively manage insurance exposures and ensure life-safety systems are properly inspected, maintained and operating as designed.
* Ensure compliance with applicable city, state and federal licensing and certification requirements.

REQUIRED SKILLS & EXPERIENCE

* Experience with plumbing, electrical, HVAC, painting and hotel preventative maintenance.
* 5+ years of leadership experience overseeing maintenance and facility operations for a hotel of similar size preferred.
* Bachelor's degree in Construction Management, Architecture, Engineering or a related field preferred; 10 years of relevant experience may be considered in lieu of a degree.
* Strong communication skills with the ability to effectively partner with General Managers, ownership, investors, vendors and other stakeholders.
* Ability to read construction drawings, understand renovation workflows and manage multiple deadlines.
* Working knowledge of architectural plans, electrical and mechanical systems, contracts and related documents.
* Proficiency with Microsoft Office Suite and Outlook.
* Experience with project management or cost-tracking software highly desired.
