Lease-up Property Manager - Girasol

Join our team as a Lease-Up Property Manager at Girasol!

We're looking for an experienced affordable housing Lease-Up Property Manager to lead the launch and lease-up of our brand-new Girasol community in Phoenix, Arizona. This 224-unit community will open in two phases, with 115 LIHTC, PBV, and market-rate units beginning move-ins in January 2027 and an additional 109 units following in February 2027.

What You'll Do

• Lead the 224-unit lease-up, including pre-leasing, tours, applications, certifications, lease execution, and move-ins.
• Drive leasing activity and occupancy goals while ensuring units are ready for each phase of move-ins.
• Lead, coach, and support a team of three across office and maintenance functions.
• Oversee LIHTC, PBV, and market-rate leasing and compliance requirements.
• Represent Gorman & Company and Girasol in City of Phoenix and asset management meetings, providing accurate updates on property performance and lease-up progress.
• Manage property finances, including rent collection, accounts receivable, budgets, invoices, and financial reporting.
• Oversee resident relations, retention efforts, resident concerns, and customer service.
• Direct maintenance, unit turns, inspections, vendors, and property upkeep to maintain a safe, well-maintained community.
• Utilize RealPage and Smartsheet for leasing, occupancy, financial, and operational reporting.
• Maintain accurate property records and ensure timely completion of required administrative and operational documentation.

What You'll Bring

• 3+ years of property management experience with strong, hands-on affordable housing experience; experience with LIHTC and PBV is strongly preferred.
• Demonstrated lease-up experience or significant experience in a high-volume leasing environment, with the ability to drive leasing activity, meet aggressive occupancy goals, and manage multiple deadlines simultaneously.
• Previous supervisory or team leadership experience, with the ability to organize, coach, and motivate a team in a fast-paced, all-hands-on-deck environment.
• Strong understanding of affordable housing compliance, leasing processes, Fair Housing requirements, and resident certifications.
• Exceptional communication and customer service skills.
• Strong administrative and organizational skills, including the ability to manage detailed documentation, analyze property performance through RealPage, Smartsheet, and Microsoft Office.
• Valid driver's license, reliable transportation, and ability to meet company insurance requirements for driving on company business.
