GENERAL FUNCTION

The Real Estate Director is responsible for all EssilorLuxottica Brands' Real Estate activity within a designated geographic area, collaborating cross functionally with Legal, Finance, Construction and Brand Fleet teams to develop strategies and implement tactics supporting the Corporate goals and objectives.

MAJOR DUTIES AND RESPONSIBILITIES



  • Lead the strategic plan and execution of the company's real estate objectives, including occupancy forecasting, market planning, and competition analysis .
  • Negotiate all terms, conditions and economics by specific retail location that serve the best interests of the company which include new stores, relocations, renewals, kickouts, etc. Resolve lease issues in conjunction with staff attorneys.
  • Promote and maintain strong working relationships throughout the landlord and broker community.
  • Work closely with internal departments (i.e. Operations, Legal, Construction) to ensure timely completion of documents and lease related activities (i.e. openings, relocations, remodels, closures, etc.).
  • Prepare a Letter of Intent outlining terms and conditions for approved transactions.
  • Create and analyze proformas to evaluate deal terms
  • Present deal terms to Real Estate Committees, including SVP of Real Estate and Brand General Managers
  • Inform the company of activities within the shopping center and retail industry (i.e. center expansions, new malls, ownership changes, bankruptcies, acquisitions, etc.).
  • Inform the company of competitive and unique marketplace/retail characteristics within assigned regions/DMAs
  • Special projects as required


BASIC QUALIFICATIONS



  • Bachelor's degree in Business or related field;
  • 8+ years in related field (large scale national retailer or landlord preferred)
  • Intimate knowledge of all asset categories and venue types within assigned region
  • Working knowledge of commercial real estate, business law, retail finance and accounting principles
  • Thorough knowledge of negotiation strategies and techniques
  • Strong communication and analytical skills
  • Excellent oral and written interpersonal skills are required to interact independently with various levels of management across the company.
  • Data oriented with proven ability to analyze, interpret and synthesize data, making recommendations to drive business decisions

Pay Range:178,313.60-254,462.00
