ESSENTIAL ACCOUNTABILITIES:




1. Proficient in a minimum of 12 areas of building maintenance, equipment installation, repairs and equipment troubleshooting, including but not limited to, drywall, painting, sheet metal design and fabrication, small and large equipment repairs, lighting, electrical, woodworking, welding, plumbing, HVAC systems, boiler operations, air compressors/dryer operation and vacuum pump operation.





2. Proficient use of diagnostic equipment, able to interpret ladder diagrams, schematics, blueprints and open to acquiring additional skills as business need dictates.

3. Performs and documents inspections of drains, sprinkler systems, emergency lights, emergency exit doors, fire extinguishers, and sanitary cleaning of compressor and vacuum rooms.

4. Maintains Rockline license to operate mobile equipment including forklift, scissor lift, snorkel lift.

5. Reads, follows, inputs and closes out work orders within the time allotted.

6. Performs routine preventive maintenance tasks on Facilities systems, minimally including vacuum pump systems and facility air compressors, including virtual and manual documentation.

7. Troubleshoots, diagnoses, completes repairs, and develops documentation to further other technician's skills.

8. Maintains work area areas of ownership, and equipment in a clean and orderly condition.

9. Keeps Rockline Springdale, AR facilities in a "Tour Ready-Audit Ready" status by assisting with any cGMP cleaning needed.

10. As season dictates, performs ground maintenance including but not limited to trash pickup, weeding, spreading salt and clearing snow.

11. Must be able to work in an on-call rotation that will include nights, weekends, and holidays.

12. Contacts and schedules vendors and contractors for, quotes or any necessary building repairs and emergencies that are outside the scope of routine maintenance.

13. Communicates with Asset or Building owners of any scheduled work in their areas prior to starting.

14. Identifies and leverages Continuous Improvement opportunities as applied to Facilities owned processes and equipment.

15. Trains and develops Facilities Maintenance Technicians.

16. Read and interpret building equipment manuals and work orders to perform required maintenance and troubleshooting on facilities and equipment.

17. Contribute to a cooperative working effort by demonstrating a willingness to perform other job-related work as needed or requested.





QUALICATION REQUIRMENTS:

High school diploma or GED equivalent required and trade school preferred. Minimum of 5 years of experience maintaining a large facility; experience with compressors and vacuum pumps required. Skilled in most facilities maintenance areas such as welding, carpentry, plumbing, masonry, metal fabrication, electrical, vacuum pumps, and HVAC. Excellent communication skills including verbal and written and must be able to effectively communicate with other associates and contractors. Computer skills equivalent to database entry (EAM) and interfacing with Microsoft Office equivalent programs. Ability to work in a fast-paced environment and respond to quickly changing priorities. Proficient with hand tools and power tools required to complete tasks, demonstrate proficiency, and train others in their safe usage. Must be a motivated self-starter that is able to work with speed and accuracy, follow instructions, and provide instruction as needed. Must be able to work as a team player. Must maintain an outstanding attendance record.

PHYSICAL AND MENTAL REQUIREMENTS:



  1. Must be able to communicate face-to-face, over the radios, via work order, and via email as necessary.
  2. Frequent lifting up to 25 lbs; occasional lifting to 50 lbs.
  3. Constant standing and walking; frequent bending, twisting, kneeling, climbing, pushing/pulling and reaching. Occasional repetitive hand and foot motions.
  4. Work environment includes some exposure to noise >85db, hot and cold temperatures, moving mechanical parts, and some fumes/odors.
  5. Requires ability to read, write, calculate, measure, reason, and teach these skills to others.
  6. Requires good visual acuity with depth perception and color vision.
