**This position is an on-site role based out of our Cleveland, OH. office**

About you

The Research Analyst is responsible for aggregating, maintaining, and analyzing real estate data to identify emerging trends and develop actionable market insights. This position supports both the Research and Brokerage teams through the production of high-quality reports, client presentations, and various research requests. In addition to maintaining data integrity and database management, the analyst will respond to research requests, and assist with onboarding and training of staff and brokers.

This role requires strong analytical skills, attention to detail, and a collaborative mindset, offering a dynamic opportunity for someone passionate about real estate, data, and storytelling through market research.

In this role, you will...

  • Collect, validate, and analyze property and market-level data-including availabilities, lease, and sale comparables, vacancy rates, tenant movements, development activity, and economic trends-for internal use and client-facing materials.

  • Develop and design quarterly reports, client presentations, and transaction-related documents (e.g. proposals, listing agreements, extension letters) using charts, graphs, and actionable data insights.

  • Support sales, leasing, and marketing teams through research assistance, preparation for client meetings, and participation in internal/external sales and research discussions.

  • Respond to ad hoc data requests and assist brokers and staff on special projects, including ownership research, zoning, land use, and property history.

  • Manage and maintain databases and digital platforms (e.g., CoStar, Colliers.com, Crexi, Catalyst, RCM) to ensure accurate and up-to-date property, client, and prospect information.

  • Collaborate with corporate IT, research, and marketing teams to implement system upgrades, troubleshoot issues, and optimize proprietary software tools and data workflows.

  • Conduct field research and verification to monitor market activity, document tenant movements, confirm development status, and ensure data integrity.

  • Facilitate GIS and demographic mapping requests in partnership with the national GIS team for inclusion in reports and presentations.

  • Liaise with clients and stakeholders to coordinate information, schedule meetings, and gather documentation for active projects.

  • Leverage advanced data tools, including AI-driven search engines, data warehousing, and farming techniques to enrich research capabilities.

  • Contribute original content by composing articles for internal newsletters and thought leadership materials.

  • Build market knowledge and professional relationships by engaging with industry professionals and attending local real estate events.

What you'll bring:

  • 2+ years Research experience in a similar role within Commercial Real Estate

  • Bachelor's degree in a related field (Business, Economics, Statistics)

  • Excellent written and verbal communication skills

  • Advanced knowledge of MS Office (Word, Excel, PowerPoint)

  • Strong analytical skills and experience using a research database. Able to calculate and analyze key metrics and indicators (vacancy, absorption, inventory, deliveries, cap rates, etc.).

  • Experience in Smartsheet is a plus.
