Responsibilities

The function of this position is to provide direct assistance to the Consumer Real Estate Servicing Department, specifically Property Preservation workflow, and must comply with bank and investor guidelines in the collection, maintenance and legal aspects of delinquent and current portfolio and investor mortgage loans.

Essential Responsibilities:

  • Monitoring borrower accounts to minimize the company's risk, and ensure compliance with all regulations as it relates to property management
    • Research and understand state, county, city, municipal, investor, and bank regulations to determine if property meets criteria
  • Ordering, reviewing, tracking, and maintaining inspections to adhere to regulatory property maintenance guidelines
  • Ordering, reviewing, tracking, and maintaining remedial preservation and utility work to adhere to regulatory property maintenance guidelines
  • Communicating with vendors handling property maintenance guidelines
  • Prepare and submit applicable reports as related to property preservation actions
  • Ordering and evaluating e-appraisals
  • Analyzing generated reports regarding delinquent property taxes
    • Research, track, and communicate with borrowers and tax entities
  • Reviewing and processing property management invoices for services
  • Preparing and mailing notifications to borrowers per investor, guarantor, state, insurer, or bank guidelines
  • Assisting with above responsibilities for portfolio, investor, and Owned Real Estate (OREO) accounts
  • Complying with applicable regulations including but not limited to Fair Debt Collections Practices Act, Real Estate Settlement Procedures Act, Service Member Civil Relief Act, Dodd-Frank Act (UDAPP) as the relate to consumer real estate loan collections
  • Perform other related duties as assigned or directed
  • Maintain proficient knowledge of, and demonstrate ongoing compliance with all laws and regulations applicable to this position, ensure ongoing adherence to pertinent policies, procedures, and internal controls, and meet all training requirements in a timely manner

Ancillary Duties:

As an integral member of the Consumer Real Estate Servicing Department, this position is also responsible to provide assistance wherever necessary to help the Consumer Real Estate Servicing Department and the Company in achieving their annual goals.


Qualifications

Education/Training/Requirements:

  • High School Diploma or GED required
  • A.A. or A.S. degree with business field of study or relevant work experience strongly preferred

Skills:

  • Familiarity with collections, loss mitigation, foreclosure, and bankruptcy laws; servicing requirement of various secondary market investors and government agencies
  • Proficient reading, writing, mathematical and grammar skills
  • PC proficiency including Windows and Microsoft Suite
  • Excellent interpersonal and communication skills
  • Ability to adapt, create, and maintain workflows based on regulatory guidelines
  • Ability to analyze data from reports and workbooks
  • Highly organized and detail oriented
  • Must be able to consistently demonstrate the Company's core values; integrity, teamwork, excellence, and humility

Experience:

  • Minimum of two (2) years' collections, mortgage servicing, property management, and/or delinquent property tax management experience preferred

Other Job Information

Hours: 40 hours/week (weekends & holidays as needed)

Compensation: Commensurate with experience plus potential for annual merit increase.
