What this job involves:

As an R&D Operating Engineer at JLL, you'll play a critical role in maintaining, monitoring, and performing preventive maintenance to ensure continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, primary switchgear), and hot water systems under the direction of the Engineering Manager. This essential position requires you to monitor and adjust refrigeration, chilled water, reverse osmosis systems, air compressor systems, and air conditioning equipment while maintaining detailed records and making necessary adjustments to ensure proper equipment operation in specialized R&D environments. You'll be responsible for analyzing system operations, determining causes of problems or malfunctions, and taking corrective action while overseeing contractor activities and ensuring compliance with critical facility processes and emergency procedures. This position offers the opportunity to make a significant impact on facility reliability by achieving 100% uptime and SLA compliance while supporting complex utility, electrical, and mechanical operations in mission-critical R&D facilities. What your day-to-day will look like:

  • Monitor and maintain all building systems including fire/life safety, HVAC, plumbing, electrical, and hot water systems while performing preventive maintenance and recording readings to ensure proper equipment operation in R&D environments
  • Analyze system operations to identify problems or malfunctions, determine root causes, and implement corrective actions while scheduling necessary maintenance activities for critical infrastructure
  • Oversee contractor activities within the building while ensuring they understand critical functions, work requirements, and emergency contact procedures for safe and compliant operations
  • Maintain comprehensive records of building rounds, readings, engineering logs, and data sheets while ensuring strict adherence to Critical Awareness Process and established engineering procedures
  • Provide engineering support for development of complex switching scripts and procedures including MOPs, EOPs, SOPs, and Change Management processes for R&D operations
  • Implement and coordinate Preventative Maintenance Programs while assisting with regulatory inspections, environmental audits, and OSHA compliance requirements
  • Interact with client employees, tenants, and groups within critical R&D facilities while addressing complaints and concerns and ensuring effective communication with management and stakeholders.

Required Qualifications:

  • High School diploma, GED equivalent, or technical training/degree
  • Minimum 3 years of experience in facilities operations, maintenance, and engineering
  • Universal CFC license or ability to obtain one within 90 days
  • 01, 07, or 06A Electrical license or ability to obtain an Electrical Trainee Card within 90 days
  • Proficiency in computer applications and software including MS Office and email systems
  • Advanced analytical and quantitative skills with ability to solve technical problems in varying situations
  • Strong communication skills with ability to make effective presentations to employees and management.

Preferred Qualifications:

  • Operating Engineer (BOC) or other applicable professional licenses
  • CMMS (Computerized Maintenance Management Systems) experience for enhanced maintenance coordination
  • Technical knowledge of critical environments including R&D facilities, production sites, HVAC, uninterruptible power supplies, and computer room air conditioning
  • Working knowledge of Building Automation Systems (BAS) and Direct Digital Control (DDC) systems
  • Knowledge of energy management and sustainability programs, processes, procedures, and metrics
  • Experience with regulatory inspections, environmental audits, and OSHA compliance requirements
  • Background in strategic thinking and vision development for best-in-class performance of critical facilities.

Estimated total compensation for this position:

77,900.00 - 112,900.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
