SUMMARY

The Montgomery County Board of Assessment Appeals is seeking a detail-oriented and organized individual to fill the role of Homestead Coordinator. This full-time position, reporting to the Operations Supervisor, is primarily responsible for the administration of the County's Homestead Exclusion program.

The successful candidate will play a vital role in ensuring that eligible Montgomery County homeowners receive valuable property tax relief. The primary duties of the Homestead Coordinator include processing homestead applications by sorting, scanning, and entering data into the Computer Assisted Mass Appraisal (CAMA) system. The Coordinator will also be responsible for creating and mailing correspondence regarding application decisions and will serve as the main point of contact for property owners and taxing authorities with questions about the program.

The peak season for the Homestead Exclusion program runs from (approximately) December through April. During the remainder of the year, from May to November as time permits, the Homestead Coordinator will assist the Scheduling Coordinator with the administration of assessment appeals. This cross-training is a key feature of the Appeal/Homestead team, ensuring that knowledgeable assistance is always available to the public and that valuable expertise is retained within the department. The Scheduling Coordinator will, in turn, assist with homestead processing during the appeal off-season.


ESSENTIAL DUTIES AND RESPONSIBILITIES

Homestead Exclusion Program(Primary Focus: December - April)

  • Administer all aspects of the Homestead Exclusion program in accordance with Pennsylvania state law.
  • Process incoming applications, including sorting, scanning, and accurate data entry into the CAMA system.
  • Generate and mail decision notices and other correspondence to property owners.
  • Serve as the primary contact for inquiries from property owners, legal representatives, and taxing authorities regarding the Homestead Exclusion program, providing clear and accurate information.
  • Maintain organized and up-to-date records related to homestead applications and approvals.

Assessment Appeal Administration(Secondary Focus: May - November)

  • Assist the Scheduling Coordinator with the intake and processing of assessment appeal applications.
  • Support the scheduling of appeal hearings.
  • Prepare and organize appeal files for the Board.
  • Communicate with property owners and their representatives regarding appeal procedures and schedules.
  • Provide general administrative support to the assessment appeals function.

Other support tasks and special projects may be assigned, depending on departmental needs and existing workloads.

QUALIFICATION REQUIREMENTS

  • High school diploma or equivalent.
  • Proven experience in fast-paced data entry and administrative processing with a high degree of accuracy.
  • Excellent organizational skills and the ability to manage seasonal workflows and shifting priorities.
  • Strong written and verbal communication skills, with a commitment to providing exceptional service to the public.
  • Proficiency in Microsoft Office Suite, SharePoint, and the ability to learn proprietary software systems.
  • Ability to work both independently and as part of a team.
  • Prior experience in a government/law office, real estate, or a related field is a plus.
