What You Can Expect

Role Overview:

We are seeking an experienced and strategic Director of Facility Operations to oversee facilities management for our ~900,000 square foot design-focused campus in Santa Clara, CA. This includes approximately 750,000 square feet of office space and 150,000 square feet of technical testing labs. The ideal candidate will lead day-to-day operations, vendor management, and preventive maintenance while ensuring an exceptional workplace experience that supports innovation, reliability, and operational efficiency.

Key Responsibilities:

  • Facilities Operations & Maintenance
    • Oversee all hard and soft services including MEP systems, janitorial, landscaping, security, and workplace support services.
    • Ensure proactive maintenance, safety, and reliability of testing lab infrastructure, including electrical, cooling, and compressed air systems.
    • Establish and track KPIs for building performance, uptime, and service delivery.
  • Vendor & Budget Management
    • Lead outsourced facility service providers, ensuring performance meets SLAs and cost efficiency targets.
    • Develop and manage annual OPEX and CAPEX budgets, identifying opportunities for savings without sacrificing quality.
    • Manage contracts and procurement for services, materials, and minor projects.
  • Workplace Experience & Stakeholder Engagement
    • Partner with internal teams (engineering, workplace, EHS, IT, and security) to ensure facility operations align with business needs.
    • Champion a workplace environment that supports productivity, safety, and well-being.
    • Respond to escalations and lead resolution of facility-related issues with a customer-first mindset.
  • Compliance & Safety
    • Maintain compliance with local, state, and federal regulations (e.g., OSHA, fire code, ADA).
    • Lead emergency response protocols, including drills, incident management, and business continuity preparedness.
    • Partner with EHS on lab-specific compliance, chemical storage, and site readiness initiatives.
  • Project Oversight
    • Manage minor construction, tenant improvements, and lab reconfigurations in coordination with design & delivery teams.
    • Provide facility input during planning and execution of space optimization initiatives and site strategy efforts.

What We're Looking For

  • Required:
    • Bachelor's degree or equivalent experience in Facilities Management, Engineering, or a related field.
    • 10+ years of facilities operations experience in a corporate or R&D
    • environment, preferably within the tech or semiconductor sector.
    • Proven track record managing large, complex campuses with both office and lab environments.
    • Strong knowledge of building systems and infrastructure (HVAC, electrical, plumbing, controls).
    • Experience managing outsourced FM providers and holding them accountable to performance and cost.
    • Budgeting and financial acumen, with experience managing $5M+ OPEX budgets.
    • Excellent communication, stakeholder management, and team leadership skills.
  • Preferred:
    • Experience supporting lab/test environments (electronics, hardware validation, thermal chambers, etc.).
    • Familiarity with CAFM, CMMS, and work order systems (e.g., Archibus, ServiceNow, Angus).
    • Industry certifications (CFM, PMP, LEED, OSHA 30).

Expected Base Pay Range (USD)

164,920 - 247,000, $ per annum

The successful candidate's starting base pay will be determined based on job-related skills, experience, qualifications, work location and market conditions. The expected base pay range for this role may be modified based on market conditions.
