POSITION SUMMARY:

The Regional Maintenance Manager (RMM) oversees maintenance operations across multiple markets, ensuring efficiency, safety, and consistency. The RMM leverages data to identify opportunities for cost savings, develops comprehensive preventive maintenance plans, ensures compliance with safety standards, and standardizes maintenance practices across properties. This role requires strong leadership and strategic thinking to enhance the overall performance and longevity of property assets.

ESSENTIAL FUNCTIONS:



  1. Leads, mentors and trains Regional Maintenance Specialist and contractors as well as providing guidance to less experienced maintenance staff on site.
  2. Develops and schedules comprehensive preventive maintenance plans for all properties to ensure optimal functionality and longevity of assets.
  3. Analyzes service requests and recurring work orders to identify cost-saving opportunities and implement strategic maintenance solutions.
  4. Identifies training needs for site maintenance personnel, recommends appropriate training programs, and ensures implementation to enhance team skills and performance.
  5. Promotes a safe working environment by enforcing the Dominium Safety Program. Monitors, identifies, and reports unsafe acts and conditions, and implements necessary changes.
  6. Assigns necessary personnel needed to properly manage and maintain the community for routine maintenance and emergency coverage, with prior approval from the Community Manager or Regional Manager.
  7. Conducts regular inspections of properties to ensure maintenance standards are consistently met and maintained.
  8. Ensures all maintenance activities are thoroughly documented by maintaining biannual or as-needed site inspection forms.
  9. Standardizes maintenance shops, supply inventories, and personal protective equipment across all sites to ensure consistency and efficiency.
  10. Provides strategic maintenance support for new property acquisitions and ensures successful integration of new properties.
  11. Utilizes data to monitor and manage maintenance performance across markets, identifying trends and implementing improvements.
  12. Ensures sites adhere to the national purchase programs.
  13. Audits property condition, preventive maintenance, and maintenance policy adherence biannually.


QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.)



  • Bachelor's degree or comparable relative experience; technical school training preferred.
  • Seven to ten years progressively responsible maintenance experience with prior supervisory experience
  • Extensive experience with multiple building types, including mid-rise, high-rise, townhomes, etc.
  • High level of proficiency with all HVAC system types
  • Demonstrated expertise in carpentry, plumbing, electrical, and general repair.
  • CPO (Certified Pool Operator) if required on site.
  • REAC or HUD experience
  • Excellent communication skills in English, both oral and written; bilingual (Spanish) preferred.
  • Ability to work independently and travel between markets and the corporate as needed.
  • Valid drivers' license, ability to drive and insurance required.


PAY: $90,000 - $105,000/year + 10% bonus eligibility
