A Day in the Life
As a Highwoods Property-Facilities Manager, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service, and fostering a sense of community for our diverse customer base within the portfolio.

Key Responsibilities Include:





  • Develop and maintain excellent working relationships with our client, focusing on enhancing the customer experience
  • Budget, plan and implement client-facing events on a consistent basis and distribute customer surveys/response plan
  • Manage capital improvement projects to ensure they are completed timely and within budget
  • Develop and implement ideas to maximize operating efficiency and financial performance
  • Administer preventative maintenance programs and monitor maintenance calls and personnel assigned
  • Negotiate, manage and competitively bid, as necessary, vendor contracts within assigned portfolio
  • Responsible for the specifics and financial performance in line with the terms of the Management Agreement
  • Prepare and implement annual operating expense budget
  • Conduct regular property inspections and adhere to company policies/procedures (OSHA requirements) to ensure compliance
  • Review and approve all invoices for payment and monthly operating expense variances
  • Identify and implement procedures to minimize Owners' insurance risks
  • Manage and maintain client amenities as planned and budgeted
  • Possess the skills and knowledge to effectively manage a class "A" commercial office building
  • Be proficient in performing customary business in commercial real estate to include accounting practices and have a thorough understanding of commercial lease language
  • Excellent leadership, organization, problem solving and interpersonal skills with a team environment
  • Detail-oriented, analytical, excellent communication skills and proficiency in MS Office


Education/Experience:



  • Bachelor's degree preferred
  • 5+ years experience in commercial office
  • Professional designation (Certified Property Manager or Real Property Administrator) preferred
  • Florida Real Estate License preferred


Work Environment/Physical Demands:

This job operates in a professional office environment as well as throughout a variety of properties. This role routinely uses standard office equipment such as computers, phones, video conferencing equipment and scanners. Must be able to inspect all areas of the properties, including roof (ladder access), basement, stairwells, etc. May be exposed to construction sites and various weather conditions. Regularly required to sit, stand, walk, and climb stairs, and drive to division office as needed. perform computer work.
