We are seeking a highly organized and proactive Portfolio Director to oversee a broad range of vendor, project management, and operational functions at our Downtown Minneapolis, Laurel Village property. This role will serve as a liaison between management, ownership, contractors, the onsite leadership team, residents, and consultants to ensure smooth and compliant operations, effective communication, and successful project execution. This position offices full time at the property, located at 1254 Hennepin Ave, Minneapolis, MN 55403 - Laurel Village Apartments. Benefits:

Portfolio Director Responsibilities:
- Facilitate the onboarding of new vendors including collection and verification of cover sheets, insurance documents, W9s, and other compliance items.
- Draft and manage contracts and agreements as directed by ownership.
- Ensure all vendor COIs meet ownership and insurance requirements.
- Oversee CapEx and large-scale projects, including planning, budgeting, execution, and reporting.
- Assist with insurance claim-related projects.
- Coordinate with consultants, review bids, and submit to supervisor.
- Draft scopes of work and manage project documentation (photos, inspections, etc.).
- Support implementation and oversight of systems like CCTV, Access Controls, and ButterflyMX.
- Maintain and update contract database for ownership.
- Collaborate with ownership and leasing agents on lease amendments and new leases.
- Assist in managing current commercial and retail tenants.
- Organize and oversee the creation and management of property drawings with vendors.
- Assist the Maintenance Director with vendor agreements and project coordination.
- Provide support for annual CPED reports and temporary easements.
- Invoice coding and processing.
- Track property licenses and ensure compliance.
- Perform property inspections and assist residents with general property needs.
- Support Community Managers in overseeing the property's security vendor and related budgets.
Portfolio Director Qualifications:
- 5+ years of experience in property operations, project coordination, or a related field.
- Oversight of a team of employees.
- Familiarity with vendor contracts, COI requirements, and compliance documentation.
- Understanding of CapEx and insurance claim processes.
- Experience working with property management software (RealPage preferred)
- Ability to collaborate with cross-functional teams including maintenance, management, and ownership.
Working Hours: Full-time, Monday through Friday, with the exception of after-hours events and emergency issues.
