Working within a Zone the position is responsible for the day-to-day management, operation, and delivery of Hanger's Construction and Facility Management (repair and maintenance) services. This position is responsible for coordinating all activities related to Hard and Soft Services including, but not limited to budgeting, billing, Furniture, Fixtures, and Equipment (FFE). This includes coordination of space planning, project budgets, review, and evaluation of bid proposals for tenant improvements, project management for moves and occupancy, construction, renovation and remodeling projects, coordination of furniture, fixtures, and equipment procurement and project close-out. As a follow on to the construction and renovation projects this position will work with the field resolving all facilities repair and maintenance items where Hanger is responsible. Responsible for maintaining Costar project tracking system.



Your Impact

Partners closely with the Portfolio Managers as well as the Regional / Clinic Management to deliver the following services:

Furniture, Fixtures, and Equipment

    Purchase new FF&E for start-up, relocation, renovation and rebrand projects.
  • Review orders for proper pricing, delivery dates.
  • Follow up with vendors to ensure on time deliveries
  • Track and process payments in a timely manner
  • Communicate delivery times and changes to the field
  • Manage warranty issues

Signage

  • Manage the signage orders and installation for exterior and interior signage packages.
  • Review orders for proper pricing, deliver dates.
  • Follow up with vendors to ensure on time deliveries
  • Track and process payments in a timely manner
  • Communicate delivery times and changes to the field

Construction Administration

  • Manage and approve quotations, invoices and payments for General / Sub-contractors
  • Assist with the management of third-party construction management vendor relationships as required.
  • Assist in the management of design review, budget preparation, bidding, permitting, construction phase services including RFI review and response, punch list, and project close-out processes on multiple projects simultaneously.
  • Coordinate project activities with internal departments, architects, engineers, contractors, IT telecom and other consultants.
  • Establish and monitor project budgets, schedules, specifications. Maintain Costar Project Management system for tracking project performance and provide regular reporting to the Regional / Clinic management
  • May perform other related duties as required

Facilities Management

  • Field daily requests from various Hanger business units and review lease agreements to determine repair and maintenance obligations against facility needs in a timely manner.
  • Manage and approve quotations, invoices and payments for Facilities vendors
  • Assist with the management of third-party facility vendor relationships as required.
  • Oversee zone-wide maintenance and repair work order system to log, monitor, train employees to use the system and respond to work order requests in a timely manner.
  • Act as first responder when facility emergencies arise and respond to requests via telephone and email as promptly as possible.
  • Collaborate with Portfolio Manager in the preparation of notice and demand letters to landlords as needed.
  • Communicate with Hanger Risk Management personnel on matters as related to insurance loss claims and major repair issues.
  • Manage warranty issues.


Minimum Qualifications

  • Bachelor's degree in related field or equivalent work experience to substitute for the bachelor's degree.
  • Minimum of 5 years of related experience.
  • A valid driver's license and driving record within the standards outlined within Hanger's Motor Vehicle Safety Policy and Procedures.

  • Strong analytical, planning and organizational skills with a detail-oriented focus enabling incumbent to interpret both statistical and narrative information to track and evaluate project costs, progress and efficiency, and to redirect resources
  • Strong written and oral communications skills
  • Exhibit good project management and lease interpretation skills
  • Experience with MS Office programs; such as , MS Excel and MS Project
  • Must be able to work in a team and in a coordinated and fast-track approach
