How You'll Contribute to the Team The Development Manager is an integral member of the Asset Management team and is responsible for ensuring synchronization of property management operations and construction projects by aligning objectives, tasks, timelines, and logistics to keep projects moving forward. This role requires the ability to lead with an enterprise mindset, foster collaboration and alignment among project teams, and a proactive approach to risk mitigation. The ability to manage projects effectively to deliver projects on time, within budget, and in adherence to contractual agreements and resident satisfaction is at the forefront of this role. Primary Responsibilities Include:
- Support the SVP, Asset Management with planning and executing construction projects for the DOD portfolio. Facilitate cross-departmental collaboration through planning, organizing and directing the synchronization of tasks to promote project success and operational efficiency.
- Partner with Corvias Property Operations and Construction team members and vendors in the development and execution of project plans, including implementing standard protocols and processes that support the projects.
- Thoroughly understand the vision, contractual agreements and roles and responsibilities of the partnership as to hold all parties involved accountable for their responsibilities within the partnership.
- Assist the SVP, Asset Management with project administration and coordination including bid and contract review, writing the scope of design contracts, and obtaining all regulatory permits and approvals as required.
- Regularly visit project sites. Recognize and elevate any potential risks that may adversely impact the project and/or company and troubleshoot and adjust tactics when necessary.
- Manage service providers contractual obligations related to the implementation, delivery and management of the project; review and seek SVP approval for any required agreement modifications with supporting financial and legal analysis.
- Identify and resolve potential performance gaps or challenges that may impact future commitments. As necessary, develop corrective action plans that promptly address any pain points, inefficiencies, or unmet business needs; partner with Construction and Property Operations teams to guide end-to-end execution of the plan.
- Work with finance, accounting, legal, construction and property management operations and various subject matter experts to maximize the oversight and increase value within the partnerships to ensure delivery of the vision, scope and services.
- Develop positive working relationships with stakeholders and serve as a client-facing member of the asset management team, participating in meetings and presentations, as appropriate.
- Monitor vendor performance against contractual obligations ensuring that all contracted work is executed in accordance with Company policies, including contract documents, budget, schedule, safety, quality control and customer satisfaction. Ensure timely payment of invoices.
- Support the claims submittal process for property insurance claims ensuring accurate and timely submission of documentation in order to expedite claim approval and settlement. Follow incidents/claims to conclusion.

Role Specific Requirements Include:
- Bachelor's degree in engineering, construction management, land economics, or a related technical field required.
- Minimum 6 years of real estate development, design and construction project management, or related post graduate experience. Experience with site planning analysis, market analysis, financial forecasting and budgeting, and governmental approvals are preferred.
- Proven success delivering high quality projects on time and within budget for a fully integrated enterprise.
- Demonstrable knowledge of the structural, electrical, and mechanical systems and components of single and multi-family housing; strongly prefer knowledge that spans multigenerational and historic homes.
- Technical knowledge of OSHA, EPA, and related federal, state, and local regulatory standards preferred.
- Working knowledge of property management operations and full-cycle maintenance, including preventative, predictive, planned, and make ready programs required.
- Proven ability to manage project timelines, delivery, and dependencies across business segments with demonstrated ability to anticipate, recognize, and mitigate risk factors that could affect the project.
- Ability to communicate effectively both verbally and in writing with all levels of the organization as well as with vendors, contractors, government agencies, and military partners.
- Critical thinking and analytical skills necessary to resolve complex or ambiguous situations amid tight timelines and high client expectations.
- Demonstrable business sophistication and financial aptitude necessary to navigate high complexity service level agreements.
- History of building strategic relationships aligned on goals and focused on creating value for clients.
- Proven success influencing without hierarchical authority; prefer experience leading multi-disciplinary teams in a matrixed environment.
- Demonstrated ability to balance long term assignments against daily responsibilities and adapt to changing priorities.
- Computer proficiency, including working knowledge of word processing, spreadsheet, database, project management, and vendor management software.
- Valid driver's license and use of personal vehicle required.
- Ability to travel up to 15%.

Exceptional Benefits for Exceptional Team Members The salary range for this position is estimated to be $125,000.00 to $145,0000.00 per year, depending on experience, skills, qualifications, and work location. This position is eligible for a discretionary target incentive of up to 15% of the base salary.
